These terms and conditions apply to all bookings made directly with Villa Anushka Koh Samui. Bookings made through third-party platforms (Airbnb, Booking.com, VRBO) are additionally subject to those platforms' own terms. By confirming a booking you agree to the following.
A booking is confirmed upon receipt of the agreed deposit. The remaining balance is due no later than 60 days before the check-in date. For bookings made within 60 days of arrival, the full amount is due at the time of booking. Payment details will be confirmed at the time of enquiry.
Cancellations made 60 days or more before the arrival date will receive a full refund, less any bank transfer fees. Cancellations made within 60 days of arrival are non-refundable.
We strongly recommend that all guests take out comprehensive travel insurance, including cover for trip cancellation.
Villa Anushka accommodates a maximum of 12 guests across six bedrooms. The number of guests must be agreed at the time of booking and must not exceed the stated maximum without prior written consent. Day visitors may be permitted with advance notice.
Standard check-in is from 3:00pm and check-out is by 11:00am. Early check-in and late check-out may be available on request, subject to availability.
Guests are expected to treat the property with care and respect. The following apply during your stay:
Guests are responsible for any damage to the property or its contents caused during their stay. Costs for repairs or replacements will be deducted from the security deposit; where costs exceed the deposit, the guest will be invoiced for the difference.
Villa Anushka and its owners accept no liability for personal injury, loss of personal belongings, or damage to guests' property during a stay. Guests are advised to ensure their travel insurance provides adequate cover.
We are happy to arrange additional services including private chef dinners, boat charters, spa treatments, airport transfers, and excursions. These are subject to separate pricing and availability and do not form part of the villa rental agreement.
We will not be liable for any failure to fulfil our obligations where this is caused by circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, or public health emergencies. In such cases we will work with guests to find a fair resolution.
These terms are governed by the laws of the Kingdom of Thailand. Any disputes will be subject to the jurisdiction of Thai courts.
